Living in Gainesville and Haymarket, VA: New Communities at the Edge of the Region

Key takeaways
- Gainesville is an unincorporated part of Prince William County; Haymarket is a small incorporated town with its own modest town real estate tax.
- Most housing is newer: master-planned single-family and townhouse communities built from the 1990s onward, many with golf, pools and clubhouses.
- I-66 (including the Express Lanes), Route 29 and Route 15 are the main corridors; there is no Metro or VRE station in either community.
- Manassas National Battlefield Park, Conway Robinson State Forest and the Bull Run Mountains frame the area with open space.
- HOA rules and fees, data center proposals, and commute timing are the three things I ask every buyer here to research closely.
Living in Gainesville and Haymarket, VA means newer homes, master-planned communities with amenities, and more square footage for the money than in the inner suburbs, in exchange for a longer drive to DC and Tysons. Both sit along I-66 at the western edge of Prince William County, where suburban neighborhoods meet horse country and the Bull Run Mountains. Gainesville is an unincorporated county area, while Haymarket is a small town with its own government. If you want a newer house, a community pool or golf course, and you can make the I-66 commute work, this area belongs on your list.
Where they are and how they relate to the region
Gainesville sits around the I-66 and Route 29 interchange, about 35 miles west of downtown Washington. Haymarket is just to the northwest, around I-66 and Route 15, with the Bull Run Mountains rising on its western side. Manassas is to the southeast, and Loudoun County’s South Riding and Aldie are a short drive north on Route 15 or Route 659.

Many homes with a Haymarket mailing address are actually outside town limits, so they pay only the county rate. In June 2025 the town council lowered the town rate to $0.098 per $100 for fiscal 2026. Check any specific parcel on Prince William County’s website.
Housing stock: what you can buy
Almost everything here was built in the last 30 years, which is a major draw. Expect HOAs in most neighborhoods.
- Golf and amenity communities. Large master-planned neighborhoods with clubhouses, pools, tennis and walking paths, often with a mix of single-family homes, carriage homes and townhouses.
- Townhouse communities near Route 29 and Linton Hall Road, frequently with garages and two or three levels.
- Active adult communities. Gainesville has age-restricted neighborhoods that operate under the federal Housing for Older Persons Act, which allows communities meeting specific requirements to restrict occupancy. My guide to 55-plus communities in Northern Virginia explains how those rules work.
- New construction. Builders continue to deliver homes in remaining sections, often with incentives tied to their preferred lender. See my tips for buying new construction before you visit a model.
- Older homes and acreage in and around the historic Town of Haymarket and toward the mountains, some on wells and septic.
Getting around: the commute reality
Commuting is the biggest trade-off. Most residents drive.
- I-66 Express Lanes. The 22.5-mile Express Lanes project outside the Beltway, which opened in late 2022, gives drivers a dynamically tolled option from Gainesville toward the Beltway. Carpools with three or more people with an E-ZPass Flex can ride toll-free.
- Commuter buses. OmniRide, Prince William County’s transit service, runs weekday commuter buses from park-and-ride lots in western Prince William County toward DC and other job centers. Check current routes before you count on one.
- VRE. The Virginia Railway Express Manassas Line ends at Broad Run in Bristow, a short drive from Gainesville. Trains are weekday, peak direction service.
- Dulles Airport. Reached by Route 28 or Route 15 north through Loudoun, depending on traffic.
Test drive your commute at real rush hour before you buy. If a shorter drive matters more than square footage, compare this area with Centreville and Chantilly, which are closer in along the same corridor.
Parks, recreation and local events
- Manassas National Battlefield Park: thousands of acres of fields and woods with miles of trails along the Gainesville border.
- Conway Robinson State Forest: a state-owned forest near Route 29 with walking trails.
- Silver Lake Regional Park: a county park near Haymarket with a lake, trails and fields.
- Bull Run Mountains Natural Area Preserve: hiking along the ridge west of Haymarket.
- Jiffy Lube Live in nearby Bristow hosts the region’s big summer outdoor concerts.
- Shopping and dining: Virginia Gateway in Gainesville is the main retail hub, and the historic Washington Street area in Haymarket has local restaurants.
- Haymarket Day: the town’s largest annual event, held the third Saturday of October, with a parade, vendors and live music.
What this looks like in practice: an illustrative cost picture
This is an illustrative example with round numbers, not a quote. Imagine a townhouse with an assessed value of $550,000.
| Monthly item (illustrative) | In Gainesville | Inside Haymarket town limits |
|---|---|---|
| County real estate tax (illustrative rate of $0.92 per $100; confirm the current rate) | $422 | $422 |
| Town real estate tax ($0.098 per $100) | $0 | $45 |
| HOA dues (varies widely) | $150 | $110 |
| I-66 Express Lane tolls (varies by time and day) | Optional | Optional |
The difference between town and county addresses is small, but HOA dues can vary a lot more. Always pull the HOA budget and the resale certificate, which I explain in Virginia’s resale certificate and HOA packet.
Common mistakes buyers make here
- Underestimating the commute by testing it on a Saturday.
- Not reading HOA rules on fences, sheds, parking, and exterior colors before closing.
- Missing nearby land-use changes. Several large data center proposals have been debated in western Prince William County, so review the county’s planning maps and my post on data centers near homes.
- Assuming a Haymarket mailing address means town limits (and town services).
- Skipping an independent inspection on new construction.
- Relying on online school ratings instead of the PWCS school boundary tools for the exact address.
Daniel’s tip: When you tour a master-planned community, drive the full loop of the neighborhood at night and on a weekend morning. You will learn more about parking, traffic on the main spine road and noise from nearby roads than any brochure will tell you.
