Bristow is a western Prince William suburb built mostly since 2000, with the first stop on VRE's Manassas Line at its edge. Here is a practical look at homes, commutes and ownership.
The short answer

Bristow is an unincorporated area of western Prince William County, between Manassas and Gainesville, that shares the 20136 ZIP code and is part of the Linton Hall census-designated place. What it's like to live in Bristow
Bristow was farmland and a small rail village around Bristow Road until developers bought large tracts in the late 20th century. Growth after 2000 turned it into a suburb of planned neighborhoods, most of them reached from Linton Hall Road, which runs south and east from Route 29 in Gainesville toward Route 28.
The street pattern is classic planned suburb: collector roads with neighborhood entrances, cul-de-sacs, pools and clubhouses inside each community. I usually tell buyers to think of Bristow as a group of separate subdivisions, each with its own HOA and feel, rather than one place.

Homes and housing types in Bristow
The 2020 census counted about 9,100 housing units in the Linton Hall CDP. Communities include Braemar, Victory Lakes, Amberleigh Station, Lanier Farms, Bridlewood, Brookside and Foxborough.
| Housing type | What you’ll find | Things to check |
|---|---|---|
| Townhomes | Two- and three-level homes, often with a one- or two-car garage | HOA dues, visitor parking, roof and HVAC age |
| Single-family | Colonials from the late 1990s and 2000s on suburban lots | Original systems, deck and siding condition, fence rules |
| Newer infill | Smaller builder sections added more recently | Independent inspection, warranty terms, future road work |
Many homes here are now 20 to 25 years old, so the inspection should focus on what has and hasn’t been replaced. Prices tend to land in the middle of the Prince William range. For current figures, see the Prince William County market report or ask me for recent sales in a specific community.

Owning a home in Bristow
Government and taxes: Bristow is not a town, so owners pay Prince William County real estate and personal property taxes only. Note that some nearby addresses sit inside the City of Manassas, which has its own tax rate and services, so confirm the jurisdiction on the county’s parcel record.
HOAs: Nearly every neighborhood has an association, and some have a master association plus a sub-association. Read the resale certificate for dues, reserves, rental rules and pending violations.
Noise and flight paths: If a home sits near Manassas Regional Airport, the rail line or Jiffy Lube Live, visit at different times of day.
Flood zones: Lots near Broad Run and other local streams can fall in mapped floodplains. Check FEMA maps and my guide to checking flood risk, and ask your insurance agent for a quote early.

Is Bristow a good fit?
If you want a 2000s-era home in a planned community and a commuter rail station within a short drive, Bristow is a strong candidate. If you prefer a historic downtown within walking distance, compare it with the City of Manassas. If newer golf and lake communities appeal to you, look at Gainesville and Haymarket as well. I’m happy to set up a tour that covers two or three of them in one afternoon.
