Sell First or Buy First?
Moving up or downsizing? Compare selling first with a rent-back, buying first with a bridge loan or a contingent offer, and see what each path could cost you.
FAQ
Timing questions
What is a rent-back?
You sell your home and rent it back from the buyer for a short time after closing, often up to about 60 days, so you can buy your next home with your sale proceeds in hand.
What is a bridge loan?
A short-term loan against your current home’s equity that covers the down payment on your next home. You repay it when your home sells. Rates and fees are higher than a regular mortgage.
Are contingent offers still accepted?
Sometimes, especially when homes sit longer. In competitive markets, sellers often prefer offers that don’t depend on another sale, so a contingency may cost you on price or terms.
