FAQ
Closing cost questions
How much are closing costs for buyers in Virginia?
Buyers in Northern Virginia often pay about 2% to 3% of the price, not counting the down payment. The biggest pieces are usually recordation taxes, title insurance, lender fees and prepaid taxes and insurance.
What is the Virginia recordation tax?
It’s a tax on recording your deed and your loan with the county or city. The state charges 0.25%, and the locality adds about one third of that. This estimator includes both for the deed and the loan.
Can the seller help pay my closing costs?
Yes. A seller credit is negotiated in your offer and is limited by your loan type. It lowers your cash to close, but it can make your offer less competitive, so we decide together when to ask for one.
