National Landing and Amazon HQ2: What It Means for Homes Nearby

Key takeaways

  • National Landing covers Crystal City, Pentagon City and Potomac Yard in Arlington and Alexandria.
  • Amazon’s first HQ2 phase, Metropolitan Park, opened in 2023.
  • The area has strong transit, including the Potomac Yard Metro station that opened in 2023.
  • Most housing nearby is condos and apartments, so building finances matter as much as location.

Few places in Northern Virginia have changed as quickly as National Landing. Once known mainly for office buildings and the Pentagon, the area now has new towers, parks, shops and Amazon’s second headquarters. If you’re thinking about buying here, here’s what to weigh.

What National Landing includes

AreaWhat to know
Crystal CityMetro on the Blue and Yellow lines, walkable streets, many high-rise condos
Pentagon CityMetro, shopping and Amazon’s Metropolitan Park campus nearby
Potomac YardNewer townhouses and condos, its own Metro station since 2023, and growing retail
Nearby neighborhoodsAurora Highlands, Arlington Ridge and Del Ray offer more single-family homes and townhouses

Why it appeals to buyers

  • Short trips to D.C., Reagan National Airport and the Pentagon.
  • Multiple Metro lines, VRE at Crystal City and bike trails along the Potomac.
  • New parks, restaurants and grocery options.
  • A large employer base that supports long-term demand.

A worked example: comparing two condos

Say you’re choosing between two $550,000 two-bedroom condos. Condo A has a $700 monthly fee and strong reserves. Condo B has a $500 fee but a reserve study that shows major work coming and low savings. On paper, Condo B saves you $200 a month, or $2,400 a year. If the association levies a $15,000 special assessment for the work, that “savings” disappears in about six years. In a condo-heavy area like National Landing, reading the association documents is just as important as choosing the building.

Transit and daily life

Few areas in the region match National Landing for transportation options. The Crystal City and Pentagon City Metro stations serve the Blue and Yellow lines, the Potomac Yard station added another stop, VRE stops at Crystal City and Reagan National Airport is next door. Many residents live with one car or none, which can save thousands of dollars a year. Grocery stores, gyms and restaurants are within walking distance of most buildings, and the Mount Vernon Trail offers a scenic walk or bike ride along the river.

Who it fits best

National Landing tends to suit people who want a low-maintenance home and a short commute: young professionals, couples, frequent travelers and downsizers who want to walk to dinner. Families who want a yard often look a little farther out, in nearby single-family neighborhoods or in Alexandria’s Del Ray. Investors are drawn by rental demand, but they need to read building rules and compare their numbers to the many new rental buildings nearby.

Before you buy here

  1. Read the condo budget, reserve study and recent board minutes.
  2. Confirm parking, storage and pet rules.
  3. Check the building’s loan approval status with your lender.
  4. Visit during a weekday rush hour and a weekend evening.
  5. Compare recent sales in the same building, not just the neighborhood.

What most people miss

  • Headlines aren’t timelines. Big projects can be paused or phased. Base your decision on what exists, with future plans as a bonus.
  • Supply is growing. New apartment and condo buildings mean more choices, which can affect rent and resale for older units.
  • Airport noise. Parts of the area are under flight paths for Reagan National. Visit at different times.
  • Condo financing. Some loan types require the building to meet approval rules. Check before you fall in love with a unit.

Daniel’s tip: If you’re buying a condo to rent out later, check the association’s rental rules first. Some buildings limit leasing or require minimum lease terms, which can change your plans.

Before choosing a condo, read HOA and condo fee red flags and compare home types in condo vs. townhouse vs. single-family. For more about the area, see my Arlington guide.

Frequently asked questions

Is National Landing in Arlington or Alexandria?

Both. Crystal City and Pentagon City are in Arlington, and Potomac Yard spans Arlington and Alexandria.

Did Amazon HQ2 raise home prices?

Many factors drive prices, including rates and regional demand. The headquarters added jobs and attention to the area, but I’d judge any specific home by recent comparable sales.

Are there single-family homes near National Landing?

Yes, in nearby neighborhoods like Aurora Highlands, Arlington Ridge and Del Ray, though they are in limited supply.
