City of Alexandria neighborhood
Living in Del Ray
Del Ray is Alexandria's main street neighborhood: a grid of porch-front houses from the early 1900s wrapped around Mount Vernon Avenue, with Metro, Route 1 and National Landing all close by.
The short answer
What is it like to live in Del Ray?
Del Ray is a walkable neighborhood in the north part of the City of Alexandria, Virginia, centered on Mount Vernon Avenue and its locally owned shops and restaurants. Most homes are bungalows, foursquares, Cape Cods and duplexes built between the 1890s and early 1940s, with newer townhomes and condos toward Route 1. Braddock Road and Potomac Yard-VT Metro stations (Blue and Yellow lines) serve the area, and owners pay City of Alexandria real estate tax, not county tax.

What it's like to live in Del Ray
Del Ray runs on foot traffic. Mount Vernon Avenue is the spine, and most blocks sit within a few minutes’ walk of it, so coffee, dinner, a hardware run or the Saturday market rarely needs a car.
The street grid dates to the 1890s, when the Del Ray and St. Elmo subdivisions were platted. They merged in 1908 as the incorporated Town of Potomac, and Alexandria annexed the town in 1930, according to the City of Alexandria’s historic districts page. That history is why lots are narrow, porches face the sidewalk and houses on one block can span four decades of styles.
When I tour Del Ray with buyers, the comment I hear most is that it feels like a small town that happens to sit next to Crystal City. The Birchmere music hall anchors the north end of the Avenue, and the bigger stores along Route 1 handle the errands the Avenue doesn’t.

Homes and housing types in Del Ray
The Virginia Department of Historic Resources describes the district’s surviving houses as dating from the 1890s to 1941. Expect a mix of detached houses, semi-detached pairs and a smaller number of condos and newer townhomes near the edges.
| Housing type | What you’ll find | Things to check |
|---|---|---|
| Bungalows and foursquares | Front porches, small yards, original trim, many with rear additions | Permit history for additions, wiring, sewer line condition |
| Cape Cods and small colonials | 1930s and 1940s houses, some with dormers or second-story pop-ups | Ceiling heights upstairs, basement moisture, roof age |
| Duplexes and semi-detached | Brick pairs with a shared wall and separate yards | Party wall condition, shared gutters, any recorded agreements |
| Townhomes and condos | Newer communities toward Route 1 and Potomac Yard, plus older low-rise condos | Association budget, reserves, parking assignment |
Original houses and renovated ones trade at very different levels, so I compare condition before price per square foot. For current numbers, see my Alexandria market report or ask me for recent Del Ray sales.

Owning a home in Del Ray
One tax jurisdiction. Alexandria is an independent city, so there is no county layer. The city lists its current real estate rate as $1.135 per $100 of assessed value on its real estate tax page. Refuse and stormwater fees are billed separately.
Historic listing vs. local review. The Town of Potomac Historic District was listed on the National Register in 1992. That listing is recognition, not a local design review district: the city’s Board of Architectural Review covers the Old and Historic Alexandria and Parker-Gray districts. Zoning and permits still apply, so check with Planning and Zoning before an addition.
Associations. Most detached houses have no HOA. Townhome and condo communities near Route 1 usually do; read the resale packet closely.
Parking and flood. Many blocks are on-street only, and some have residential permit parking. Low areas near Four Mile Run deserve a flood map check.
For questions about taxes, title or contracts, I recommend talking with a Virginia real estate attorney or CPA.

Is Del Ray a good fit?
- If you want to walk to dinner, coffee and a weekly market, Del Ray delivers that on most blocks.
- If you like older houses with porches and are comfortable budgeting for updates, the stock here suits you.
- If you need a two-car garage and a large lot, look at newer townhomes near Route 1 or other parts of Alexandria.
- If you split time between National Landing and DC, two Metro stations and Route 1 keep options open.

Del Ray FAQ
Questions about living in Del Ray
Is Del Ray in Alexandria or Arlington?
Del Ray is in the City of Alexandria. Four Mile Run forms its northern edge and the Arlington border, so Crystal City and Pentagon City are just across the stream.
What schools serve Del Ray, VA?
Del Ray is served by Alexandria City Public Schools. Assignments depend on the exact address and can change, so confirm with ACPS's official school boundary locator before you buy. My guide at /school-boundaries-and-home-values/ explains how to verify.
Which Metro station is closest to Del Ray?
Braddock Road and Potomac Yard-VT, both on the Blue and Yellow lines. Which one is closer depends on the block, so map the walk from the specific house.
Do I need approval to renovate a house in Del Ray?
Del Ray is on the National Register but is not one of Alexandria's locally regulated historic districts, so Board of Architectural Review approval generally does not apply. You still need city zoning compliance and building permits.

It is held each fall on Mount Vernon Avenue, usually on the first Saturday in October. The 2026 festival was October 3; check the organizers for next year's date.
