Key takeaways

  • Herndon is an incorporated town in western Fairfax County, between Reston and Washington Dulles International Airport.
  • Herndon station on Metro’s Silver Line opened in 2022, giving the area a one-seat ride to Tysons, Arlington and downtown DC.
  • Housing ranges from mid-century single-family homes and split-levels to townhome communities and newer condos near the Metro and downtown.
  • Homes inside town limits pay a Town of Herndon real estate tax on top of Fairfax County’s, in exchange for town services.
  • The W&OD Trail runs straight through the historic downtown, which hosts the town’s signature festivals and summer concerts.

Herndon is a town of about four square miles in western Fairfax County that combines a walkable historic downtown, a Silver Line Metro station and fast access to Dulles Airport and the Route 28 tech corridor. Housing is more varied than in many nearby suburbs, with older single-family neighborhoods, plenty of townhomes and a growing set of condos near transit. If you want to be close to Dulles-area jobs and still have a real Main Street, it belongs on your list.

Where Herndon is and how it connects

Herndon sits along the Dulles Toll Road (Route 267), with Reston to the east, the Dulles Airport area to the west and the Loudoun County line just beyond. Many addresses outside the town boundary, including neighborhoods along the Fairfax County Parkway, also carry a Herndon mailing address, which is worth knowing because those homes are in unincorporated Fairfax County and do not pay town taxes.

  • Metro: Herndon station on the Silver Line sits in the median of the Dulles Toll Road, with a parking garage and bus connections. Innovation Center station is a short drive west near Route 28. Check WMATA for current schedules.
  • Roads: Dulles Toll Road and the Dulles Greenway, the Fairfax County Parkway (Route 7100), Route 28, Route 7 and Centreville Road cover most trips.
  • Air: Washington Dulles International Airport is a short drive from most of town, a real perk for frequent travelers.
  • Bus: Fairfax Connector routes link neighborhoods to the Metro stations.

My Northern Virginia commute guide compares drive and transit times across the region, and my post on living near the Silver Line explains what the new stations changed for nearby neighborhoods.

Prices vary widely by home type and location, from condos at the more accessible end to detached homes on larger lots at the top. Rather than quote a single number that will be out of date, I pull the last 90 days of closed sales for the specific street and home type you are considering. Downtown, parks and things to do

Downtown Herndon is centered on Elden and Station streets, the Town Green and the historic railroad depot that now sits beside the W&OD Trail. The paved trail runs 45 miles from Shirlington to Purcellville, so you can walk or bike to Reston, Vienna or Leesburg.

  • Herndon Festival: the town’s large annual outdoor festival downtown, traditionally around the start of summer.
  • Friday Night Live: a long-running outdoor summer concert series on the Town Green.
  • Herndon Centennial Golf Course: a public course owned and operated by the town.
  • Runnymede Park: a wooded nature park with trails inside town limits.
  • Frying Pan Farm Park: a working farm park run by the Fairfax County Park Authority just outside town.
  • Performing arts: downtown’s arts center and a professional theater company host shows and exhibits through the year.
  • Herndon Community Center: a town recreation facility with an indoor pool and fitness space.

For a broader list of outdoor spots, see my look at Reston vs. Herndon, which compares the two side by side.

Local government, taxes and schools

The Town of Herndon has its own council, police department, public works and planning staff. Owners inside the town limits pay the town’s real estate tax in addition to the Fairfax County rate, and the town handles services such as trash collection. Rates are set annually, so check the current figures on the Town of Herndon website and Fairfax County’s tax pages before you finalize a budget.

Herndon is also an active planning area. The town has been redeveloping parts of downtown and planning for growth around the Metro station, so a vacant lot or older commercial building near a home you like may change over time. Data centers are another regional land-use topic; my post on data centers near homes explains how to research what is planned nearby.

Schools are part of Fairfax County Public Schools. Boundaries can change and do not always follow town lines or mailing addresses, so verify the assigned schools for any specific address with the official boundary locator on the FCPS website.

What this looks like in practice: a worked example

This illustrative comparison shows why the town line matters. The numbers are made up for the math.

Neither option is better in the abstract. The question is whether the town’s services and downtown access are worth the extra line on your tax bill for how you live.

Common mistakes buyers make in Herndon

  • Assuming a Herndon mailing address means the home is inside the town.
  • Budgeting only for Fairfax County taxes on a home that also pays town tax.
  • Forgetting airport flight paths. Check noise on a weekday at different times before you commit.
  • Skipping the condo or HOA documents, including leasing limits and reserve studies.
  • Assuming a nearby Metro station means a walkable commute. Measure the actual walking route.

Daniel’s tip: Walk the W&OD from the downtown depot east toward Reston on a Saturday morning and again on a weekday evening. You will learn more about how the town feels than any listing description can tell you.

Curious which Herndon neighborhoods fit your budget and commute?
