Northern Virginia is shifting. More homes are coming on the market, buyers are more selective, and prices are still climbing, just more gently. Here are the numbers from the Northern Virginia Association of REALTORS®.

The NVAR region at a glance

What’s driving the shift

Mortgage rates above 7% have cooled demand, while more owners are listing. Northern Virginia’s strong job base keeps prices supported, so the market is rebalancing rather than falling.

What it means for buyers

  • More homes to compare, especially in the $600,000 to $1 million range.
  • More room to negotiate on price, repairs or a rate buydown.
  • Well-priced, move-in-ready homes still sell quickly, so be ready to act.

What it means for sellers

  • Pricing accurately from day one matters more than last year.
  • Presentation, staging and condition stand out when buyers have options.
  • Consider credits that help buyers with rates or closing costs.

Daniel’s tip: Averages can hide big differences between neighborhoods. A condo near Metro and a single-family home in western Loudoun can be in completely different markets.
