Prince William County housing market: September 2026 at a glance
The Prince William area had more homes for sale and slightly fewer sales in September. The median sold price was $565,000, 3.4% lower than a year earlier, and homes took about five days longer to sell.

What it means for you
- Buyers: Active listings were up nearly 30%, so buyers have more choice than at any point last year and more room to negotiate on homes that have been listed a while.
- Sellers: Supply is up, though 2.3 months is still well below the six months often described as a balanced market. Pricing with recent comparable sales and good presentation matter more than they did a year ago.
