FAQ
Rent vs. buy questions
How does this calculator compare renting and buying?
It adds up what each option costs month by month. Whichever costs less invests the difference, and the renter also invests the money that would have gone to a down payment and closing costs. It then compares the buyer’s equity after selling costs with the renter’s savings.
Why does the result change so much with time?
Buying has large upfront and selling costs, so it usually needs several years of appreciation and loan paydown to come out ahead. The longer you stay, the more those costs are spread out.
Does it include tax benefits?
No. Mortgage interest and property tax deductions depend on your situation, and many households take the standard deduction. Ask your tax advisor how they apply to you.
