Living in South Riding
South Riding is an established planned community in the Dulles South area of Loudoun County, known for its association-run pools, trails and golf club. Here's what to know before you buy or rent.
The short answer
What is it like to live in South Riding?
South Riding is a planned community in southeastern Loudoun County, along Route 50 near the Fairfax County line, with roughly 10,000 homes counted in the 2020 census. Most townhomes and single-family houses date from the mid-1990s through the 2000s. The South Riding Proprietary, the community association, runs four outdoor pools, ten playgrounds, trails and about 50 events a year. There is no Metro station nearby, so most people drive or use Loudoun County Transit commuter buses.

- Typical homes: Townhomes and single-family, mid-1990s to 2000s
- HOA: South Riding Proprietary, plus some sub-associations

What it's like to live in South Riding
South Riding is about 30 miles west of Washington and roughly 10 miles south of Dulles Airport. Its spine roads, Tall Cedars Parkway and Poland Road, run through the middle, with Gum Spring Road on the west side and the Fairfax County line close by on the east.
The community has a clear center: Town Hall on Center Street and the South Riding Center on Unicorn Drive, where the Proprietary hosts outdoor movies on summer Tuesday nights and concerts on Friday nights. Buyers I tour here often say it feels more settled than newer Loudoun communities, because the trees have had 25 or more years to grow.

Homes and housing types in South Riding
The South Riding Proprietary was formed in 1995 and the golf club opened in 1997, so the oldest homes are now about 30 years old. Construction continued through the 2000s, giving you a wide range of townhome and single-family styles, plus some condos.
| Housing type | What you’ll find | Things to check |
|---|---|---|
| Townhomes | Two- and three-level homes, many with garages | Roof age, parking rules, sub-association dues |
| Single-family | Colonials on a mix of lot sizes, some backing to the golf course or common areas | HVAC and water heater age, windows, deck condition |
| Condos | A smaller share of the housing stock | Condo budget, reserves and lender approval |
Because many systems are reaching replacement age, a full home inspection matters even when a house looks updated. Pricing tends to sit near the middle of the Loudoun market for each home type. For current figures, see the Loudoun County market report or ask me for recent sales on your shortlist.

Buying, selling and renting in South Riding
Government and taxes: South Riding sits in unincorporated Loudoun County, even with a Chantilly mailing address. You pay Loudoun County taxes, not Fairfax County taxes, and there is no town tax. Rates are set each spring and published on loudoun.gov.
Association rules: The South Riding Proprietary owns and governs the common areas and adopts an annual budget and assessment schedule. Many townhome sections also have their own association. Fences, sheds, paint colors and rentals follow written guidelines, so read the resale packet before you plan changes. My post on HOA fee red flags lists what to look for.
Renting it out: If you plan to lease your home, check association leasing rules and Virginia landlord requirements first. A Virginia real estate attorney can answer questions specific to your situation.

Is South Riding a good fit?
If you want an established community with mature trees, many association amenities and an easy drive toward Route 28 and Chantilly, South Riding is worth a tour. If a short drive to Metro matters most, compare it with Brambleton. My article Living in Brambleton and South Riding compares them in depth.
